Rose Hill Plantation is one of the great historic sites located in South Carolina.   It is the place originally built by our Governor William Gist.   THe house was built in 1828, a master piece of federal style.   The SF of the house is around 4,000.   The first floor is the family room, formal dining room and two nice bed rooms. The second floor is a huge ball room that big enough to have dance party. The master bed room is also in the second floor.

The plantation is the smallest size of all the historic plantation in SC with only 44 acres.   But the garden with many roses are extremely pretty.   The four big magnolia trees are over 200 years. And they provide great shade to the ground.

The house became state park in 1960.   If you have the energy, you can walk 2 miles to the Tiger river.   the sign said there are dangerous snakes around such as rattle snake, cobble head.

The park manager gave us a great tour.   It is $4 per adult and 3 for kids.   His has great knowledge on the park, the history of the house, the family of the former governor.

It is a great place for family to visit. There are pinic table and BBQ Grill for group meetings.

My buyer wants to buy a great deal of foreclosure home.   The house is not in a perfect condition.   But it does not need major work either. Because of the leaking of the roof, the bank replaced the whole roof. Most of the stuff inside is cosmetic repairs such as new paint.   The carpet is kind of dirty.   But it is   a decent carpet.

After spending hours in getting all the paperwork to the bank, we thought  it should work out.   Then the underwriter come back  with all kinds of questions simply because the appraisal report stated that they recommend the paiting of the whole house and replace of all the carpet.

The  paint of the house and the cleaness of carpet are pure personal preferences.   You might like brand new carpet,  there are other  people in this world that they do not care whether the  carpet is dirty.

Now  the  lender  requires us to paint the whole house and we had to replace  the carpet.   This will delay the closing.

It seems appraiser now  become inspector.   when the world has change?  

We heard about Black Expo in Columbi, SC for many years, but we had never been to a show.   We teamed up with Bank of America, HSA home warranty company and a credit repair company for 2011 Black Expo.

Many people came to the show. And there are lots of singing  at the spot.   Lots  of people joined the competition for the $11,000 award of singing.   I have  a great time meeting with different vendors and talked with lots of people in the Show.

Many people thought it is easy for auction property.   There are lots of loopholes you need to jump through.

I like to share my current experience with a bank auctioned property.   The property is only around 4 years old.   From the outside of the home, it seems a good looking Charleston style home.  When we checked out inside, we noticed there are lots of water stain on the ceiling in the kitchen area.   That is an obvious sign of former water leaking.   Other than this water stain, we could not see other major problems.

I had worked with this client for couple months.   The client™s goal is to find an affordable home that they do not need to get a loan which it means the home must be less than 50,000.   Anyone knows the Columbia, SC real estate market; this is not an easy job.   We found couple bank foreclosure homes before.   When we made the offer, it showed up someone else outbid our price.   And some of them are older homes, it needs major work done such as new roof, new HVAC.   That will cause thousands of dollars of repair.

When we first made the bid online, we do not know how the auction company will respond.   We only know there is another bidder we are bidding with.   My client really likes the property and we offered $50,000 for the home.

Within couple days, the auction company sent us the confirmation stating that we are the highest bidder, but we had not met the reserved price of the bank.   They need to contact the bank and asked us to wait for the bank™s response.   We cannot do anything except waiting.   My client kept asking me what the update is during the time of waiting.  The patience finally paid off.   They called us back and told us the bank accepted our offer.  

Two major things you need to keep in mind in this absolute auction, you had to do the inspection first. You cannot reject the property after you win the bid.   The second thing is the buyer premium from 2-5%.   This particular property, they charge 5%, which means if your winning bid is 50,000, you need to pay $52,500.

This property was sold 105,000 4 years ago and it is only 4 years old.   Even for $52,500.   It is still a great deal.
